BUYERS AGENTS - We are sensitive to the fact that your client, the buyer, wants to purchase a home free of major issues. Our full home inspections can determine the present condition that allow you to move forth in your transaction in an educated manner.
LISTING AGENTS - We are sensitive to the fact that you want the home to sell and that the burden to repair major issues will most likely fall upon you and the seller to resolve. As a neutral third party, Phil Henderson and Tennessee Building Inspections have no vested interested over reporting or under reporting the issues.
PRESSURE & STRESS - At Tennessee Building Inspections we understand the stress of the unknown and we strive to perform our inspections in a professional manner that will both educate the interested parties and convey the real conditions without either overblowing or sugar coating the results. Since we are not trying to make money off repairs, we are able to report the conditions as they are without any ulterior motives. If there is damage then we will report it accordingly. If there is no elevated issues needing corrective action, then we will freely report that as well. We also are well versed in home quality and will add quality features and workmanship to our report.
NEUTRAL THIRD PARTY - As a neutral third party inspection firm we have no vested interest in making issues worse than they really are. We do not perform repairs and we accept no referral fees or kickbacks from repair contractors.
SPECIALIZED HOME INSPECTIONS - Whether your home is clad with EIFS synthetic stucco, hardcoat stucco, or stone, we specialize in performing these inspections. Moisture Intrusion Evaluations help assess the condition of the EIFS system by looking for visible installation flaws, conducting extensive moisture readings using electronic moisture devices, and then compiling the information in a detailed report. Moisture inspections are an additional cost to the client.
FEES - Quality inspection fees are worth the investment for the information provided. To see our fee schedule just click on the online order form and go to the fee section. You will notice that the fees are set in ranges, due to the differences in houses with similar square footage. The actual fee may vary based on ancillary services. Homes without fancy detailing and on level lots will be in the lower portion of the range, while fancier detailing and sloped lots with excessive ladder work will be in the higher portion of the range. If you can send us photos of each side of the home , then we can quote a firm inspection fee before going out to the property.
EXPERIENCE - Phil Henderson and his staff have been inspecting residential properties for 25+ years the east Tennessee area. Phil has extensive experience in moisture intrusion inspections, diagnostics and remedial solutions. Phil is well versed in EIFS (synthetic barrier and drainable), and Stucco (hard coat) systems. He is also a certified infrared building thermographer and uses this technology to see below the surface of building materials. Our aerial drones help us see the tops of roofs, chimneys, guttering and other inspection items that are usually disclaimed from the inspection.

Phil Henderson inspected a property on 4/18/16 that I am in the process of purchasing. He arrived 15 minutes early in a clean and professional looking van and was well dressed himself. Phil was friendly and sociable from the start. I chose to be present during the inspection and am very happy I did. The inspection began with Phil walking the roof and inspecting the exterior of the property. Next Phil got out his drone and took aerial pictures of the roof and property. He had already found issues with the roof within the first 15 minutes. The inspection then moved inside where Phil meticulously inspected and photographed the entire house including the attic and crawl spaces. I chose to have the thermal imaging done during my inspection which uncovered that one of the walls had no insulation in it! The amount of information gathered from the thermal imaging was incredible. Phil showed me how he measured the AC inlet and outlet temperatures and could check for AC leaks with the thermal. I could go on and on about the thermal but for brevity sake I will say that I think it was worth every penny. From start to finish he was there for approx. 3 hours. He discovered multiple issues that I was unaware of and provided picture documentation of all of them. I chose to have Phil inspect my future home because I heard he was a good, honest guy that did quality work and am happy to report that all of these are true. I am thankful for the great work Phil did and am confident that I know the true condition of the home I am purchasing.
