Our Pre-Spec™ Inspection Program

This inspection service is largely visual and coves the major structural and mechanical features of the home. The inspection exceeds the standards of the Tennessee Home Inspection Act. The report is narrative (not a checklist) and produced on our industry standard 3D software with color photos , illustrations , and descriptions. Our infrared imaging service is provided at no additional charge to verify standard inspection visual concerns.  Additional services can be added to this inspection at the discretion of the client. Full limited warranty included with the whole house inspection.

Our Data-Spec™ Inspection Program

 This is our highest level inspection service. It includes the use of our powerful high resolution infrared camera to find defects not normally found in a visual inspection. We take image scans of the interior, exterior, and equipment systems and include this visual documentation within your report providing hard proof in color. This program provides a higher level of certainty not available with conventional inspection methods. Full limited warranty included with the whole house inspection.

Inspection Video Services

Tennessee Building Inspections is the only area company offering digital video taping service on every inspection. Documenting the current condition of the structure and archiving the condition for over five years.  As an added bonus if you ever need it the video is there should the occasion arise.  Whether you are across town, out of the state, or out of the country, Tennessee Building Inspections provides you with a video taped inspection of your building. Home Buyers

Buying a new home is probably the biggest investment you'll ever make. And it's a decision that will affect you for years to come. The process can be extremely stressful and confusing. And of course, there is always considerable risk involved when making such a large purchase decision. A professional inspection will significantly reduce your risk and help make the entire home buying process easier and less stressful. We really enjoy helping our clients in this process and customer service is our highest priority.

We strongly encourage all of our clients to accompany us during the inspection. You should feel free to ask the inspector any questions you may have during the inspection process. The inspector will point out problems and explain them to you. The inspector will also show you the good points of the house as well. Plus, we will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain the most understanding of the systems that make up your home, and how to maintain them.

You'll get a comprehensive report that is easy to understand. Everything identified during the inspection will be included in the report including digital photo's.

Home Sellers

If you are selling a home, you'll get the highest price in the shortest time, if your home is in top condition. Almost all sales contracts include the condition that the contract is contingent upon completion of a satisfactory inspection. This is known as the inspection contingency. Buyers will insist on a professional home inspection performed by an inspector they will hire. If the buyers inspector finds a problem, it can cause the buyer to get cold feet and the deal can often fall through. At best, surprise problems uncovered by the buyers inspector will cause delays in closing, and usually you will have to pay for repairs at the last minute, or take a lower price on your home.
